We begin with a detailed consultation to review ideas and assess planning requirements. Our team prepares architectural drawings and refines designs until every detail meets expectations. We also coordinate local authority approvals, including planning permission and building warrants, and conduct regular site visits when working alongside trusted tradesmen to keep projects organised.​

OUR STEP-BY-STEP ARCHITECTURAL AND CONSTRUCTION PROCESS
Step 1: Advice and design
We begin with an initial appointment to discuss project ideas and review how the proposed design will comply with planning requirements and building warrant regulations. At this stage, important technical factors such as ‘U’ value calculations are considered, as these can determine the allowable glazed areas for windows and doors and may influence the final layout. During a second appointment, we produce an accurate scaled architectural drawing to assess whether the design complies with regulations. If adjustments are required, we review and agree on changes together. Once the design and associated costs are approved, S L Architectural & Building Services Ltd proceeds with the next stage of obtaining local authority approvals.
Step 2: Local authority approvals
Once the design is agreed upon, we proceed to secure approvals from the local authority. Planning permission is required for many projects, although some developments may proceed under permitted development rights when specific conditions are satisfied. This possibility is discussed during earlier consultations. When planning permission is not required, neighbour notifications are usually unnecessary, and project start dates may be sooner. In addition to planning considerations, building warrant approval is required for all projects involving slate or tiled roofing. To obtain this approval, structural engineer design certificates and detailed construction information must be submitted. S L Architectural & Building Services Ltd coordinates these submissions to ensure compliance with building regulations.
Step 3: Project management
When construction work involves our trusted tradesmen, we carry out full project management to maintain organisation and quality throughout the build. If clients prefer to appoint independent tradesmen, project management services can still be arranged upon request. Our project management approach includes weekly site visits where we monitor construction progress and review workmanship. Any issues identified during inspections are addressed immediately to prevent complications during later stages of the build. This structured supervision ensures that work continues smoothly and supports the delivery of a well-finished result.
Step 4: Project timescales
Once we agree on the design and associated costs, we provide an approximate schedule to guide the project's progress. Preparation of detailed architectural drawings generally takes around two weeks. Planning permission and building warrant approvals usually require six to eight weeks, depending on local authority processing times. Once approvals are granted and construction begins on site, building work may take approximately six weeks to complete. These timeframes are a general guide; the overall duration may vary based on project size and weather conditions across Scotland.
